Important Notice: Due to the COVID-19 (Coronavirus) crisis there may be circumstances beyond our control that negate the guarantees on the CU Promise program. Business/government closures, isolations, and other factors related to this situation may prevent our ability to meet same-day loan decisions or requested closing dates. Please be assured that we will continue to make every attempt to meet these guarantees.
The CU Promise loan offers great terms, great service, and great rates. But it also comes with three very important guarantees. These guarantees are rooted in our belief that you should be able to trust your home lender to treat you with respect and responsiveness. You should be able to count on your home lender to be there for you — in person when necessary — when you need assistance. And you should be able to expect that lender to honor its commitments.
Guaranteed Same-Day Loan Decision
Your time is valuable and a home loan is a big deal. You have plans to make and much to get done when buying a home. We’ll help you get this first big hurdle out of the way FAST. The Same-Day Decision guarantee is for CU Promise loans only and does not apply to other loans, such as refinances pre-qualifications or pre-approvals. You must provide all documentation requested by your loan officer in order for us to guarantee the same-day decision
Guaranteed Closing Date
No one should have to go through an unexpected delay with something as big as a home loan closing. With a CU Promise loan we guarantee we’ll be ready to close by the date you chose at application. In order for us to guarantee the closing date the following is required:
- All loan conditions required from you and/or the seller or real estate broker (including but not limited to income/asset information, repairs to property, unresolved title issues) must be received 10 days prior to the chosen closing date.
- In compliance with the TILA-RESPA Integrated Disclosure Rule also known as “Know Before you Owe” rule:
- The Closing Disclosure must be acknowledged by you no later than 3 business days before the closing.
- If the actual terms or costs of the transaction change prior to closing, a corrected Closing Disclosure that contains the actual terms of the transaction will be provided. If a corrected disclosure is provided, we may also be required to provide you with an additional three-business day waiting period prior to closing (i.e. the disclosed APR becomes inaccurate or the loan product changes)
Guaranteed Local Servicing
Chasing your loan around the country (or world) when you have a question (or problem to resolve) is frustrating. We’ll always keep your loan servicing in Maine.
